It could do with a regeneration and getting more shops in the area.

It could do with a regeneration and getting more shops in the area. You do have to travel to neighbouring towns to do clothes shopping. The good thing is that you have good supermarkets for your daily needs. School wise, its a bus ride away to the nearest school, if you got little ones there are a few preschools that come highly recommended like Hurley Pre School. Its a good neighbourhood if you want to start a family.

Transport

The closest station is Kennington, but if you take the bus the next closest is Elephant and Castle. If you don't wish to take the train, there are many buses that can take you to tooting broadway, streatham, liverpool street or old kent road. They are pretty regular, only concern would be, that the area could do with more night buses.

Community

Its permit holders only, but just weekdays, so weekends there is usually plenty of parking for family and friends, when we are allowed to have them over again. Once you are off the main road it is quiet. Just be aware this is a red route zone so parking on A3 is impossible. We do have a mixture of families that have lived in the area for years and those that have moved in the recent years, so its a nice environment. You get different walks of life.

Amenities

The area is primarily blocks of flats so coffee shops are hardly seen. The closest you will get to restaurants is Dominos and Mr Ma's Kitchen that serve really nice Chinese, Thai and Korean dishes. With regards to outdoor space there is a small park called Pedlars Acre, perfect for those that have children. If you are into fitness there is a 24hour gym, after a stressful day at work, best way of letting out your tension. It would be nice if the area could have a trendy side to it, like cocktail bars.

It's defo an excellent place to live if you've got the ££ to fork out, I don't know if I'd live here unless I was sharing the costs with someone, but it's nice to have so many attractions so close by, even if COVID did kinda put a stop to it this year, but luckily I've been living in this are of London for a fair bit, so I know that it's bound to get better (though hopefully everyone doesn't move out of London by the time this whole thing blows over).

Transport

I used to switch busses at rush hour before Covid, but ever since.. It's just been bus full, bus full, bus full, constantly! So I've invested in a bike, and have just been scooting around town ever since. The cycle routes are brilliant, and the cycle superhighways really are pretty awesome once you start using them, not something you'd care about if you weren't a cyclist. Some cycle routes are seperated from the road with ballards and the like, and it gives you some nice peace of mind that you won't get run over by some half awake businessman in a beemer in the morning, but others are not, which is where you often need to keep an eye for your fellow driver (and your fellow cyclist). Overall probably the best way to get around London, definitely the fastest, and most definitely the healthiest!

Community

Lots of restaurants nearby, and a whole load of delivery apps will get it to you pretty quick so definitely a nice place to be if you're too lazy to cook like me! It's a pretty nice area to be on, me and my 3 housemates definitely enjoy it, and being that I occasionally WFH it definitely hasn't disappointing to not have to leave the house at 7.30 each day.

Oh man where do I begin! There's just no end to the amount of excellent, and often PACKED restaurants around south bank , and especially along the Thames, nightlife could definitely do with some improvement on this side of town, but there's so many epic markets and shops to visit in the day like the Maltby, and Borough that are a pretty short walk away that it more than makes up for it!

Elephant and Castle is most definitely on the up. The new developments near the recently closed shopping centre are exciting, and I can’t wait to see what the next few years bring to the area! Hopefully the police continue to target the anti social behaviour that plagues the main line train station entrance as this will make the area feel much safer at night.

Transport

The tube station is very convenient, and the buses timetable is wonderful. Transport is extremely cheap compared to other areas of the country. The roads are very busy at rush hour, however the bus lanes remain clear apart from cyclists.

Community

The street is very loud as it is a main road, and there is a lack of secure parking. However, the public transport links are wonderful. There is some anti-social behaviour outside the mainline train station entrance at night, but if you avoid this by sticking to the main road the area is quite pleasant.

Amenities

Since Elephant and Castle shopping centre shut down, the amenities have been woeful. Shops are spread out on Walworth Road, rather than in a unified location. This makes it much more difficult to go shopping. There is also a lack of restaurants where you can sit in and eat. There are plenty of delicious takeaways though!
