Balham is a great area to live, I have never felt unsafe here and there is always something to do here as it is such a lively neighbourhood! Especially if you are young or a young family than this area might be a great fit for you. Bonus point: as it is part of Wandsworth Council Balham has the lowest council tax in the city!
Transport
Balham is great for transportation, Balham Station services both the northern line which is mostly reliable and the south western train service. The national rail service will either take you to Victoria Station in less than 20 min, via Clapham Junction which has many trains going towards Gatwick and the coast etc. Or you can take a train towards Croydon and even Box Hill if you fancy a walk in the country side! There are many bus routes in Balham as well, although most of them are not night bus routes. But the services will take you to popular places such as Brixton and Clapham Common. In my experiences the bus services run very regularly and you never have to wait long for a bus. They have also upgraded many of the cycle lanes around Balham to make them safer and within 30min you can reach London Bridge by bike. So if you are cyclist it is a great area to be in as well. The only minor point is that morning rush hour can be very busy on the tube so you might need to wait a couple of tubes to get on.

Even though I live in a flat building it is still very residential and quiet. I am just located of the main street but even so at night it is very quiet. Where I live it is mostly couples or families with small children as most flats are one bedroom flats, the occasional 2-bed flat. The rest of the houses on the street seem to have to same demography, young couples and families. As I live in a flat building or bin collection is different than the houses on the street so I cannot comment on it. However I do wish they came more than once a week as rubbish piles up quickly now that people are more at home than before. I don't drive a car myself but parking availability seems to be good. Most streets have paid parking and most of the time there are still a few empty spots left on every street.

Balham is a great location for any occasion, a night out with friends, dinner with your family or friends or just catching up over a cup of coffee or a pint. Balham has it all! There is a range of stores on the high street varying from chains such as TK Max to charity shops and independent stores. Even when it comes to grocery stores you will be spoiled as Sainsburys, Aldi and Waitrose can be found within minutes from each other. Balham is ideally located if you like to go for a walk/run in the park or if you just want to enjoy the green spaces with your friends and family. Within 10/15min walk from the High Street you can reach Clapham common, Wandsworth common and Tooting common so you are spoiled for choices. When it comes to public transport you will be spoiled as well, depending where you live you have access to Clapham South Station and Balham Station which also services national rail. And there are plenty of bus route options as well. Overall Balham is a great place to live from the bustling high street to the quieter residential areas.

I like Balham alot, it has everything you could possibly need from supermarkets, to restaurants and quirky pubs and cafes. Transport links are good and a sense of community here, particularly in the summer is where Balham shines when everyone is piled out onto the streets drinking and eating! Great area for young professionals as very up and coming yet feels like a town rather than London. Less 'concrete', feels like a safe area for women, young children. Great for anyone with pets as 3 large commons nearby.

Good - parking, bin collections is very often, no problem with overflows. Relatively quiet as just behind main road. Bad - As I live on a ground floor flat, people always buzz and can hear neighbours above and people entering/exiting building. Sometimes hear sirens at night. Mostly renters where I live but all quiet and keep selves to themselves, either young couples/professionals or elderly. Some young families nearby.

There is a good range of convenience stores and supermarkets within a 10 min walk: M&S, Coop, Waitrose, Sainsbury's, Aldi. Short walk from 3 huge commons, nice to get a change of scenery and some greenery! Clapham Common, Wandsworth Common and Tooting Common all within 15 mins. Transport links are excellent. 5 mins to Balham tube (northern line, also a 24hr service), National rail links to central London, Clapham Junction and suburbs. Many bus routes into neighbouring towns are very frequent. Neighbourhood itself is a very friendly area, young professional demographic with some families too. Plenty of cafes, restaurants, bars and cosy pubs complete with pub gardens too! Hildreth street is brilliant, its pedestrianised so that all the eateries open out their seating onto the cobbled road, farmers market and plants sold here every week. Only thing missing for me is, more food takeaway shops e.g. LEON, ITSU and essentials stores e.g. WILKO

The best thing about living in Balham is probably the transport links. We have a good amount of buses and there is a train and underground station very close to each other.

My street definitely gets quite busy on the weekends as it’s very close to lots of food shops. There’s a nursery just down the road and a dentist so you do see lots of people walking round.

Area is decent, lots of food shops situated very locally, lots of take aways too which is very handy when ordering in. Loads of bars on the high street too but I do prefer going to different areas.
