Overview of SW18 4QF, Penwith Road, London

Most people take great care of their front gardens and most of the houses are very pretty and well looked after. There are gardening awards that are run locally and people take pride in their front gardens and put up posters about littering. Area is suitable for pets and children - there is a vet on the high street and many gps around. The area is super safe and has a low crime rate. I always feel safe when out and about on my own. The best part about living here is the open spaces, restaurants, shops and general facilities.

Transport

Cannot comment on traffic as have only lived here during Covid but it has never been an issue. Travel links are great with overground from earlsfield to Waterloo or our into Surrey. Also the tube on Southfields high street is the district line which takes you to London and out to Wimbledon. They often run works on both lines but usually one is running. There are also great bus links and it is easy to get to nice places on foot that are nearby. The trains are as clean as most of the trains in the country....

Community

Parking can be tricky and you cannot always park near your house. You also have to get a permit from the council which is around £200 for a year and wasn’t easy to obtain. Bins are collected every Thursday - no complaints other than it can be hard to get the council to send out recycling bags when you need them and again have to go on the website to apply for them or pick them up from the office. It is super quiet where we live not much traffic and mainly families and professional couples leave nearby. There is a good mix of renters and owners.

Amenities

I love living in Southfields as it has so much nearby. You have Earlsfield station which takes you into Waterloo and has tons of great pubs, restaurants and food shops outside the station. We are a short walk from Wimbledon tennis courts and Wimbledon Park which has a boating lake and golf club. There is also Wimbledon village which is a 30 min walk away where there are great restaurants like the Ivy and Giggling Squid. Also some great charity shops. In Southfields itself you have the district line which takes you into central and into Wimbledon. Also Southfields high street has a gym, m&s food, gails bakery, french patisserie and Sainsbury’s and Tesco’s local and a post office! The area is also super pretty and people adopt the soil around where the trees are planted along the pavement and put in flowers and ornaments. I feel super safe walking around Southfields and happily go to the gym at whatever time I like morning or evening. There are lots of open spaces as there is Wandsworth and wimbledon common fairly nearby. There is also Southfields shopping centre which has lots of great shops: Waterstones, hotel chocolat, new look, boots, Superdrug. It also has fast food restaurants and a cinema. Parking is a bit of a pain as you have to get a permit from the council which is tricky and costs around £200 a year. Close access to the A3 and M4 which is great for getaways plus easy to get into central London. I love living here!!

Love the location and great value for money if buying new property! Could do with some more bars, better gym and gym class offerings.. Missing a bit of council investment!

Transport

In general good, lacking a direct tube line to central london but the District line isn't too far away but slow and long journey into town via that route. Overground into central is best option, only 30 mins to central London and the city. Nature of being on outskirts of London, everyone has cars. Traffic can be pretty busy during rush hours but if you're heading out of town, good routes to the A3!!

Good - Great community feel - Cheap property prices - Welcoming neighbours - Close to local amenities and local park Bad - Traffic, a lot of traffic due to the cut throughs in Ealrsfield to miss the lights - Parking times aren't great for visitors - Streets aren't cleaned that regularly to be honest

great selection of bars and restaurants! The Wandle, The Earlsfield, Halfway House, Leatherbottle to name a few. Would recommend swinging by the area for a beer and dinner but not a full night out, except for a Friday night in The Wandle pre covid-19. Good selection of parks and commons near by, plenty of options for dog walking. Range a supermarkets, could be better but with Southside 15 min walk away, plenty of options in the region.
