The area in general (Clapham south/ Clapham) is very desirable and trendy however whilst my immediate neighbourhood is lovely in places and remains a desirable spot to live, there are certainly aspects of it that need redevelopment, refurbishment and a boost in amenities. My only concern would be a further hike in property and rental prices, which are already quite high in the area
Transport
Proximity to bus stops is excellent, with several on the roads immediately outside of our home. However, an increased service Is needed on some of these routes, particularly the 355, which currently operates fairly infrequently operates as mostly a single decker. This is a particular issue during morning rush hour (7-9am) towards Brixton ,when this route is extremely overcrowded. Tube links are slightly less accessible in the immediate area, but access to the northern line and Victoria line is fairly straight forward. However the access to the northern line during rush our is extremely difficult and can mean waiting for up to 10-12 tubes before being able to squeeze on. This is very dangerous. Road and cycle routes in the area area are good.

Good- parking availability in the estate, good mix of zone 2 centrality and leafy suburb in the immediate area Bad - estate in immediate need of refurbishment, very run down and spoils the aesthetic of the rest of the area, lots of amenities that have closed and are now left to waste, quite dark around the estate at night which can feel unsafe - could benefit from lighting additions in the area. The area is mainly renters (private shares, families and council tenants) however also some owned homes in the immediate neighbourhood.

In the immediate area there are a couple of local chain shops which are good in terms of essential shopping. However there are quite a few amenities that have closed in the local area (Clapham park) including pubs, take aways and post office. Whilst there is a good array of shops, bars and restaurants in short walk away (Clapham, Balham) the immediate area (Clapham south) could benefit from redevelopment To include of these immenities. This particularly applies to coffee shops and independent stores. Clapham Common is the closest and most popular area in terms of outdoor space and amenities.

Balham used to be known as The Gateway to the South, but it has grown well and improved a lot within 15 years. It is a very welcoming and relaxed area to live and continues to grow in popularity. I will live here for many more years to cone.

Balham is a great transport hub. You have access to the overground train which gets you into Victoria or Waterloo within 15 mins, there is the Northern line and a vast selection of bus options. The area is well connected.

My street has the typical mix of family homeowners and groups of renters. It has a nice feel to the neighbourhood. The streets are cleaned regularly and refuse collection is regular. Parking is fine as it is all permit, so eliminates commuter parking problems. The only downside is that the pavements could do with an upgrade!

Balham has a great mix of independent shops and bars sitting alongside more well known brands of establishments. The area has changed a great deal over the last 15 years and it now boasts a ‘feel good’ vibe that fits well for either young single professionals or large families. Whether it’s a gift from a craft shop, coffee and cake from a coffee shop, drinks with a group of friends, a freshly cooked hangover breakfast or some good quality meat to feed the family on Sunday, or just laze about in Tooting Common...Balham will not disappoint.
