I most like the vibrancy of the area. I most dislike the filthy state of some of the streets The local atmosphere is great and Askew Road is far more up market than it was 20 years ago. As with all busy areas you'd have to keep an eye on children and pets, but there are local parks and again, the river, fairly close by.

Transport

From my postcode it takes approx 15 mins to walk to the District or Piccadilly Line ie. to Ravenscourt Park. Or 20 mins to walk to the Hammersmith & City Line and 25 mins to walk to the Central Line. However, within a 7 minute walk you can get a quick bus down Uxbridge Road to the Central Line/Hammersmith & City Line (bus takes approx 7 mins depending on traffic) or you can cycle much quicker to any of them. Since the opening of Westfield and an overground station, it's as quick to get to Gatwick overground by changing at Clapham Junction, as it is to get to Heathrow by tube from Hammersmith. There are quite a few cycle routes, but also, due to the number of streets running side by side with main thoroughfares, it's fairly simple to keep off the main roads a lot of the time. You can also cycle along Regents Canal into town - takes about 15 mins to get to the canal path. There are regular night buses that cover the area. It is a busy area and consequently you do get quite a bit of pollution from the traffic but that if pretty normal for living in a Metropolis. Due to it's proximity to Central London travel is affected by rush hour ie. packed tubes, gridlocked roads but on the whole it keeps moving. It's rare that it becomes gridlocked and that's usually due to an accident affecting the traffic.

Traffic noise is an issue but over time you get used to it. Pollution is also another issue and creates a lot of dust. Parking locally down the side streets is not too bad unless it's a QPR football match day. Parking meters near Westfield are expensive and go late into the night so best to walk or catch a bus. Tend not to drive locally as easier to walk or cycle and a lot cheaper. Bin collections are fine, but the overall state of my street, Hadyn Park Road, is generally appalling near the junction with Askew Road. There can be a problem with anti social behaviour especially late at night but it's vastly improved to what it was when I moved into the area 20 years ago. I would think that on the main street ie. Askew Road it's mostly renterswhere the shops are, but where it's mostly residential and on the side streets, I'd think it's a good combination of both renters and owners. There are some places of residence nearby for students from Imperial College, Music Schools etc.

Amenities

Since the opening of Westfield, W12 now has access to a huge variety of shops and restaurants as well as many local individual restaurants/take-aways along Uxbridge Road, Askew Road, Goldhawk Road etc which cater for a variety of cuisines. Hammersmith is also a good place to shop. Ravenscourt Park is a lovely park close by with a great kids playground, small lake and paddling pool in the summer for smaller kids. Wendell Park is also close by. The river is not that far - less than 10 mins by bicycle with great riverside pubs towards Hammersmith. Lovely bike rides along Thames towards Putney and beyond, or going the other way, towards, Barnes, Kew etc. Walking distance to Chiswick and the shops, pubs, restaurants etc to be found there. There are two large Vue cinemas in Shepherds Bush one being in Westfield and another in the smaller shopping precinct. There is also the Odeon and a bowling place at Park Royal which is a short drive away along with some typical cinema-type restaurants on the lot. There is a library near Westfield and a smaller libraries such as the one on Askew Road. As to private health clubs if you are that way inclined then there is the W3 Club off Uxbridge Road and Hogarth Health Club in Chiswick. There are so many amenities locally that I can't think of any that I specifically think are required. The cleanliness of the side streets that run into the main thoroughfares could be improved at rubbish from the main streets tends to blow down them but they are missed by the vehicles that clean the main streets. Street cleaning in general could be more regular.

The area is fantastic for families with the park being so close as well as several excellent schools. It is safe with usual precautions for inner London particularly for teen girls - teen and pre teen boys do get mugged for their phones/ cash. I would say the atmosphere is bustling particularly in and around Askew Road - there are so many choices of restaurants and good pubs. We all enjoy having Westfield within walking distance and it is a gathering point for teens which is indoors in winter and safe. Teens also appreciate the transport links which make it easy for them to travel around and see their friends. We have cats and they are very happy exploring the gardens and there are many dog owners.

Transport

Very well located for transport links with buses to Hammersmith and Chiswick and buses into central London. The district line tube is a little bit of a walk either to Ravenscourt Park or Stamford Brook. There are regular tubes into central London with the central line at Shepherds Bush which also runs late at night. Traffic can be an issue with routes around Shepherds Bush Green; across the A4 to Richmond and out of London on the M4 often very heavy with jams and tailbacks. The current closure of Hammersmith Bridge does not help if you need to drive across the river ! Cycle routes are in the process of being improved and are a great way to get around locally. It’s a lovely cycle through the park to get to Hammersmith from Askew Road. In peak traffic however it can be quite challenging and I am reluctant to let my teens cycle in rush hour due to heavy traffic volumes and road rage.

Community

Parking availability is excellent and it is always possible to find a spot on the road. Some newer residents are territorial however and like to park exactly outside where they live. They get very cross if anyone else parks there. Mostly on our street there are families as home owners and then also renters. There are several families who have lived here for many years and who are very friendly. Bin collections are on Wednesday morning and traffic noise is minimal as it is a fairly quiet side road. Noise comes from the house renovations - increasingly common for the purchaser to get the entire house and then spend 12 months refitting. Our neighbours did this and the house opposite has had the builders in for 12 months now.

Amenities

Lovely independent shops on the Askew Road such as Detour cafe for delicious weekend brunch and weekday lunches.; Adams cafe for amazing tagines and cous cous and Monkey Temple for Nepalese MoMo dumplings and curry. Great butchers (GingerPig) and bakery for fresh bread and pastries ( Laveli). Plenty of choice of supermarkets to top up on milk etc. Very close to Ravenscourt Park where our children loved to play after school and at weekends - it has a paddling pool and sand pit for small children and newly refurbished tennis courts. Theatres at Hammersmith and Shepherds Bush are within easy reach. Probably only missing a bar to go with our great pubs such as The Eagle and the Princess Victoria.

As mentioned, the area is regularly visited by police and feels at times to be attracting disreputable characters. I felt safer and happier in Barnes.

Transport

It is difficult to comment on this because of the lockdown rules preventing much movement but generally it's OK. It's stuck in a bit of a public transport black spot with only bus transfers to Hammersmith to use the tube. But these are fairly regular.

Community

Good - a quiet road in general and some friendly neighbours. Easy and convenient to access grocery stores, nearby to the major parks, good transport links. Bad - a sense that the area is dangerous and rife with crime. Regularly see drug dealers doing deals on my road, a murder happened in the area recently, a stabbing shortly after. A sense that Askew Road needs regeneration and purpose rather than a cut-through. Road traffic is often heavy.

Amenities

There is a relatively broad range of shops, bars and accessible open spaces. With close access to Richmond Park, the Thames Walk and various other open spaces, it feels as though nature isn't far away. The shops in the area seem to be heavily weighted towards big brand grocery stores and the odd cafe or hardware store - nothing really stands out.
