Overview of W12 9LE, Kinnear Road, London

It’s residential enough that you don’t feel like you’re in zone 2 but close enough to transport to get you into central London within 15 minutes. It’s the perfect combination especially if you’re commuting into the city for your job every weekday. Westfield is the star attraction but just a bus ride away is beautiful Chiswick High Road with trendy shops, bars and restaurants. Can’t go wrong!

Transport

Being zone 2 in London you have buses going in every direction aswell as tube stations. Close by you have Stamford Brook (distinct line), Goldhawk Road (Hammersmith and City and Circle line) aswell as Shepherds Bush and White City (Central Line). It is particularly busy around rush hour (especially at Shepherd’s Bush) between 8-9 in the morning.

Community

It’s a beautiful area with gorgeous houses so lovely to walk around. I get the impression that there is a mix of owners and renters in the area. You have the odd crime happen (where doesn’t that happen in London?!) but I don’t feel unsafe walking around the area. I never have a problem with bin collection. You have bins for your black rubbish and then Hammersmith and Fulham council provide you with recycling bags for your recycling. It’s an unspoken rule that you don’t put your recycling out until the night before collection. It keeps the area looking tidy.

Amenities

There are some great local coffee shops - Lavelli Bakery being one on Askew Road. Great coffee and baked goods. A bus ride away you have Westfield which has an abundance of shops, restaurants and bars. Westfield is extremely popular as it has everything under one roof including a gym, cinema, Waitrose as well as high end and high street stores. Not far away you also have Chiswick High Road which again has great restaurants and bars but particularly independent special shops that Westfield doesn’t!

The crime on our street and surrounding area is not great. I am not alone when I say this as many of my neighbours and friends have had items stolen from their car, gardens and homes.

Transport

It is almost "no man's land" as there is not a tube station close by. West Acton and Stamford Brook are a good 10-15 minute walk. So most of my journeys involve at least one bus tip and an underground ride too. There are many buses in all directions and some routes are fast ones which have limited stops. You can get to Shepherds Bush, Hammersmith or Chiswick within 15 minutes by bus. Cycling in the area is not ideal as the road surfaces are poor quality and it is dangerous. Bikes get stolen a lot from outside people's homes in this area which is off putting. We have also had 3 Vespas stolen from outside our home!

Community

Parking is easy for residents due to a 9am to 9pm resident only restriction on our road. It is frustrating for visitors and family though as there is a huge lack of pay and display machines and spaces. This is a real downside. Bin collection is once a week and the bin men ALWAYS leave the streets looking filthy! There is often a trail of rubbish along pavements and streets after collection. Which is awful in the hot months. Our street has a mixture of ages living on it. A lot of the houses on our side are inhabited by families with young children and the odd older person. On the opposite side of our street are maisonettes in which young people or students live. The result of which is noise, parties and antisocial behaviour!

Amenities

The main shopping road is Askew Road. Big chains can be found there: Tescos, 2 co-ops, Costa Coffee. Along with smaller chains like Ginger Pig which sells good quality meat. Askew Road has more coffee shops (too many!) and lots of estate agents (too many!) and a few hairdressers too. A great wine shop and two quite pricy gift shops also exist. The area has several open spaces. The larger Ravenscourt Park which has a large pond, tennis courts, basketball courts, children's paddling pool, garden centre, bowls green, cafe and a big grass field. Closely are Wendell Park and Southfield Park which are smaller and have children's playgrounds. Southfield also has tennis courts. The area is missing a good bookshop and up market eatery.
