One of the best London's local town with plenty to discover but with a big downside.

I absolutely love how easy it is to get pretty much anywhere in London in a reasonably good time, and that you have absolutely everything you nees within walking distance. As mentioned my local area doesn't feel too safe, which is the reason why knowing what I know now, I wouldn't move here to start a family. It's definetely an area to invest on... We purchesed a flat in 2018 and in 2021 the price went up by 40k. Altgough we were not expecting that, we made quite a profit on the sale of it! Plenty of good school, with the local school being "outstanding". Also you can easily access the canal which is a plus if you like cycling/walking/running.

Transport

Great transport links: with the Bakerloo line a short walk away, you can be sure to be able to get everywhere in London in a reasonable time. Buses are available and routes, as well as night routes, are very efficient: you can get to Oxford circus, Paddington, Notthing Hill gate, Victoria and Camden only by popping on a bus. Kilburn high road station i also walking distance, and that's an overground station. Cycling wise you can get to victoria in 30mins, oxford circus in 35mins and camden in 30mins. This is to say that should you wish to there are different options!

Community

Parking is, unfortunately, very difficult to find unless you are a resident. Bin collections happen very regularly. Plenty of families living around here, although there are a few council estates around.

Amenities

With Kilburn hign road a short walk away, you have absolutely everything at hand: excellent choice of both chains as well as family run restaurants for all taste and budgets; excellent selection of pubs and a few bars here and there. You will find most banks on there too, as well as the main well known shops and supermarket, ranging from Aldi to M&S, from Primark to TK-Max, from coffee shops such as Costa to pizza places such as Franco manca, arguably one of the best pizza restaurant in London... You have everything your heart desires in Kilburn! Also most of NW6 is a stone throw away from Paddington Recreational Ground, which is the local park where you will find everything you would expect from a park: running track, huge children playground, a cafe, tennis and football courts, a gym...even a roses garden and a dogs training area! What's there not to like? Plenty of local shops too, such as DIY, pharmacies and corner shops... Everything you need, everywhere you live!

I love the location and the fact that a park is 5mins away. With plenty of local amenities and easy access into central it's one of the best locations to live. Can't really say there's anything I dislike about the area.the atmosphere in the local area is similar to that of a residential area towards the outskirts of London. The neighbours are friendly and there's never any disputes. The area is great for children and pets with parks nearby and it feels safe. Even at night you don't feel like you need to look over your shoulder.

Transport

The transport links are always great and convenient. The location means you can easily get to anywhere in greater London usually within 45mins. Plenty of bus routes to take you in any direction and usually the buses will come at least every 10mins. Transport is always usually clean and reliable and there's rarely traffic. Unfortunately the closest overground station is around 20mins walk which isn't the worst. However as there's no off road parking there's no dedicated cycle lanes.

Community

Parking availability is usually fine. Sometimes you just need to park down the street and walk for a minute so that's not too much of a problem. Bin collection is fine and they're able to remove waste so that there's not excess lying around the street. There are quite a few cases of antisocial behaviour on the council estate on the part of the street but of my 25 years living on the street, I've never had any issues. I believe it's half and half between renters and owners. With the half that's renting, the flats belong to housing associations. Majority of the people on my street are families.

Amenities

There are plenty of corner shops and amenities in the local area. You can find some form of takeaway, a pharmacy, cafes, post office, launderette and a few upscale restaurants and bars if you'd prefer to enjoy an evening out. Paddington recreational grounds is a short walk which you'll usually find quite busy, with exits leading out towards Maida Vale, Kilburn or Chippenham, it's always a popular park to take a stroll.
