Overhill Rd, SE22 0PQFabulous area of London to call home
Its a great area to live in London to avoid the highest prices and have easy connections to other boroughs. In the last few years it has become very trendy, especially with young people- in particular Peckham. The area is suitable for most people to live in, with benefits for all. Children and pets, and the elderly would enjoy residing here.
Transport
Underground stations a little far away (Brixton is probably the closest) but Forest Hill and Honor Oak Park are within walking distance (20 min). However, TfL are yet to extend the overground hours on the weekends past 12.30pm so not as accessible as the underground as of yet. Direct trains to London Bridge are accessible from Honor Oak Park, so you could be in central London in around 20ins.Good connection to the rest of London via buses such as the 12 route. This however, depending on the traffic may take over an hour. Night buses are accessible too.
Community
Good bin collection and tidy residential street. Quiet and respectful neighbours with minimal disturbances. Mainly families or couples living on the road. No traffic noise or anti social behaviour.
Amenities
Great area to live in and 10 min walk from Dulwich Park. Lordship Lane has an abundance of great independent shops and chains so you're able to get most of the things you need (10 min by car, 20 public transport, 30 walk). Underground stations are a bit of a distance (Brixton is probably closest) but Forest Hill and Honor Oak Park overground lines are a walkable distance (20 min). Good neighbourhood for families and lots of public amenities eg. Parks, swimming pools/gyms and libraries and schools. Good choice of restaurants and bars so attractive area for young people to live too, with Peckham a 15 min bus/30 min walk away.

I use public transportation on a daily basis. I am so glad to say that the regularity and cleanliness are incredible. Buses and trains are available for travelling to nearby cities. Rush hour are issues are less because of frequent bus/train services. There are 24 hour services for certain buses. The road are extremely clean and free of traffic.
Community
Mostly families live around this area. There is no traffic noise and have never faced anti social behaviour. Good parking availability at all times. Also the east Dulwich park is just 2 minutes walk from my place.
Amenities
East Dulwich is a relaxed residential area with trendy pubs and eatery restaurants. The public transport services are really remarkable at this area. Another highlight is the East Dulwich park. It is packed with exciting facilities, historic features and perfect picnic and exercise spots. Last but not the least is the Horniman museum. It is an inspiring, surprising and family- friendly and free museum at lordship Lane road.
Grove Vale, SE22 8EQWorth a visit
It’s got much more trendy over the years I have been here. Not as many original people now but it still feels safe and fun to live here.

It’s a pretty clean area. The public transport is wonderful, with plenty of buses and trains to get all over london. There is quite a bit of road traffic but no more than most london areas. It always feels pretty safe.
Community
It’s a busy road in the day but quiet in the night times. There’s are some great shops in the road and is only a few minutes from lordship lane too. The parking is all residents or pay and display now which is good and bad. I would say my street is mainly renters with couples and families.
Amenities
East Dulwich is a vibrant and busy place. There are a variety of shops and places to eat. The green areas are a plenty. There is always something to do in the area and it is pretty friendly and diverse.
