It's a trendy and slightly upmarket area that's definitely full of 20-somethings like myself, although it does have a good amount of families! I enjoy it, but the high streets are definitely geared towards this demographic with loads of bars, pubs and restaurants. It's as safe as any other borough in London - I feel pretty safe here but you do have to keep your wits about you in the dark. All things considered, I would definitely recommend SW12.
Transport is great, being on the Northern line either by Balham or Clapham South is really useful for getting into central. These are reliable and regular. The bus routes leave something to be desired - they seem unnecessarily complicated and a bus route to, say, Fulham or Streatham or Brixton would be brilliant. You're so close also to places like Peckham or Dulwich, but you need to go all the way up to Clapham Junction to access this - bus routes please!!! Cycle routes I don't take myself much, but my housemates cycle to work and seem happy with them. The hill is tough but that's on us...
I can always get parking and it is affordable. Security could be better, I have heard of car/van breakins, although that is fairly common in London. Traffic noise is fine for living on a main road. Bin collections definitely reflect a cheaper Council Tax, which we can't complain about - but recycling clearly isn't separated, and streets are regularly messy after collections. I believe our street is mixed for owners/renters; a good mix of flats and houses as well, with many more houses once you get into the back streets and suburbs. Good amount of renters though, and in a fairly affordable price point for the area!
I love living in SW12! It's bustling and vibrant whilst also having a good amount of useful shops - you can't beat having three supermarkets on Balham high street. I haven't lived here for to long so am still exploring the various independent places but so far so good, there's plenty of places to eat and drink, although there's definitely room in the market for some smaller independent food shops as it would be nice to support an (affordable!) local sometimes. Once you get to the Wandsworth Common end it's not quite as busy but there are definitely some lovely pubs, and having both Wandsworth and Clapham Common on your doorstep is wonderful. Balham high street is popular for obvious reasons. The organic food shop is good if overpriced - it would be great to have a lower-waste or refill etc. shop in the area.

The location is well positioned to get to other parts of south west London, close to the A3 to leave for the coast and has good transport links into central. There is also plenty going on to get involved with, but without losing the local sense of community.
Transport is good with the tube and the overground. There’s also a new cycle lane been put in place. Traffic gets busy so I would not recommend driving
The street is pleasant - far away enough from the high street to avoid the noise. Mainly families or young couples live on this street. There is space to park if needs be, although at a cost. There’s plenty of places to pull over that make getting taxis easy
There’s plenty of local amenities - never more than a couple minutes from a food shop of sorts, and there’s also a big Sainsbury’s and an Aldi to choose from. There is a quite a few pubs also to chose from, and it’s well located for running as tooting, Wandsworth, and Clapham Common are all nearby.

The area is great. The best thing is the commons and the restaurants that are on offer. I also like the pubs. I don’t like how many guys on scooters/delivery drivers there are because there driving is awful and I’ve seen many accidents. But I guess that comes with the restaurants so it’s a double edged sword. The new cycle highway is stupid with not allowing the traffic to turn left off the main road, and the council are looking into it because so many people have complained.
In the area there’s plenty of transport options and you’ll never be let down. Buses pass through the area every 3 mins. Tube is just as frequent. Taxi and Uber’s are never more than 3 mins away. The bike route is super easy to get into the city. And the train is 10 mins to Victoria.
It’s a good place to live with everything on the doorstep. It’s very busy most the time and sometimes I leave the house I get people on the high street pestering me when I’m just gritting milk, like leave me alone man?ive got my slippers on!
Lots of shops and restaurants near by. Lots of open space with the two commons either side. There’s three big supermarkets near by with smaller ones around as well. There’s lots of restaurants in the area, probably of every cuisine. Pubs are plentiful.
