Mediocre area.

More large green spaces and parks would be preferable. Ideally wardened parks as there are some 'open spaces' which are frequented more by people drinking heavily than families/children/elderly residents, who I expect feel intimidated in these areas. Teenagers also tend to congregate in groups of 20+ in these areas which I expect people find intimidating too. I don't necessarily think they're being anti social or misbehaving, but don't have any free/low cosy activities to participate in and appear to be from lower income families who may not be able to support them to participate in other social activities. Some of the area has been 'gentrified, in particular Kensal Rise, Kensal Green and Queens Park. There appears to be a great degree of racial tension in the area, particularly from the new arrivals. My partner is BAME and I find that the looks we get from white middle class individuals (actually, really only females) are negative/hostile, especially if in sports wear (we don't wear sports wear outdoors, other than for a jog etc, but I do find that if I wear looser running bottoms I get more hostile looks than if in yoga pants). There definitely seems to be some ethnic and assumed class elitism in the area. We don't tend to get these looks when in work wear or regular clothes. I get the impression that a lot of residents happily put black squares on their instagram, and think that they are woke because they proudly voted Labour and Remain, but would prefer the area to only be white and middle class. This can be particularly evident in local Facebook groups for the area. This does make me wonder whether there is some degree of imperialism with how openly pro-remain these residents are, as the current EU coordination rules mean that it's easy for EU migrants (mainly white people) to enter the UK, whereas people from outside of the European Economic Area (mainly BAME) have to jump through hoops to enter. Considering the racial microaggresions in the area, predominantly from white pro-remain residents, one can only assume that they would prefer white migrants to BAME migrants, and would prefer for them not to have equal access to enter the UK. Area is suitable for pets and children but parks and open spaces are lacking. There are a number of primary and secondary schools, but I don't believe any are particularly outstanding. Area is safe in comparison to other parts of London.

Transport

There are good transport links to the area. Kensal Green, Kensal Rise and Queens Park/South Kilburn are in travel zone 2, with easy access to two Overground routes (with multiple destinations) and the Bakerloo line. Se parts of NW10 are in Zones 3-4. Bus routes around Kensal Green and Kensal Rise, particularly those along Chamberlayne Road which travel down towards Ladbroke Grove are heavily congested at rush hours/school runs and have led to a great deal of complaints about idling cars/fumes, especially close to primary schools. The 18 bus is the only bus which serves large swathes of Harrow Road. More often than not it is too packed too collect commuters at rush hour, and it may take 2-3 buses to go past until one is able to board the 18 bus. The 18 bus is the most hopped onto bus according to hopper fare statistics. The 18 bus appears to have higher levels of anti social behaviour and non-compliant passengers. Further bus routes along the Harrow road would likely decrease the congestion on Chamberlayne Road, and increase availability of buses for those who board on Harrow Road. These issues seem to be resolved when the 452 and/or 52 buses are diverted from Chamberlayne Road to Harrow Road instead.

Community

There is limited anti social behaviour on my street. Most residents are older single people, including elderly residents, and young families and couples. I expect that there is an even mix of home owners and renters. There is limited traffic noise on my street, with exception of during football matches, where cars will often come down the roads repeatedly beeping horns. This doesn't happen often, I'd say a few weeks every 2 years (during EUFA and World Cup).

Amenities

Local amenities in the area are fair, but could be improved upon. There is a Nandos and two small Tesco stores in Kensal Rise, and a large Sainsburys in nearby Ladbroke grove. There are a number of nice Indian and Bengali restaurants on Chamberlayne Road. There was a popular independent coffee shop too, but this closed in late 2020 and has been replaced by Gail's bakery/coffee. There is a Costa coffee shop around a minutes walk from the Gail's. Other than Costa and Gail's, there are limited affordable sandwich shops/or cafes for healthy breakfasts/lunch. Arthur's is a popular 'greasy spoon cafe which has been established in the area for decades.

The local area is friendly with many amenities. I think it has a good mix of different people. There have been recent improvements on the roads improving transport links. There are so many great places to eat for any budget and plenty of green spaces and markets. I think it’s suitable for anyone really and I have never felt unsafe here having lived here for 12 years

Transport

Fantastic transport links with 2 local train/tube stations with direct links to West, Central and East London. There are frequent and reliable trains. Bus services are plentiful going into central and south London. Ladbroke Grove can get busy at times but recent road works have greatly improved local transport. There is also a local night bus service into central london too

Community

There is traffic noise on my street but I live on a busy main road so no surprise there! There is some antisocial behaviour but local police teams are visible and reach out to the community. I wouldn’t say it is anymore of a problem than most places in an inner London area. Accommodation is a mixture of owners and renters. It is good for families and young people alike

Amenities

I have lived here for 12 years and it’s a fantastic area. Great transport links into the city and beyond with at least 2 local train/tube stations. There are a variety of restaurants, cafes, pubs and a wonderful independent cinema The Lexi. Queens Park is a 10 minute stroll away with a Sunday Farmers market. Portobello road and Notting Hill are within easy walking distance as is the Grand Union canal. There’s a local sports centre, good local schools and I honestly can’t think of anything that’s missing! I love it here

I take the tube a lot to get to work and school which is only about 20 minutes away from me but mainly an hour away using public transport.

The bin collectors come really early which disrupts my sleep and I end up waking up super early and not being able to go back to sleep.

There are a lot of particular areas which are popular is this is mainly central london. There are lot of bars and shops around which facilitates the people living there.
