Best kept secret off the A40 ;)

The area is getting rapidly regenerated with several 'luxury' developments and I can only see it getting better and more up-market in the near future, especially with the good transport links, open spaces, and Crossrail and HS2 access within close range!

Transport

Transport links are excellent, with two tube stations, Park Royal and Hanger Lane all within walking distance. Crossrail and National Rail are also not too far with Ealing Broadway and Willsesden Junction close by. There are a lot of bus stops close by, and cycling is also possible in the back lanes and by the canal.

Community

Although the area is close to the A40 it is surprisingly quite and peaceful - there is a lot of greenery with parks and trees, and the area is clean and pleasant. Antisocial behaviour is not a major issue bar the usual youths drinking and smoking, and some late night car racing in the back streets. A good area for first home buyers with a good multi-ethnic mix of couples, small families, and single home residents (mostly working professionals and some students).

Amenities

The area has a small but reasonable choice of amenities. There are a couple of supermarkets in the area - a large Asda with a petrol pump and a small co-operative by Park Royal station. The co-op is has a smaller range and is a bit more expensive but quite well stocked for its size. There are a lot of local corner shops around park royal and hanger lane station that offer a good range of products from fruits, vegetable and butchers to basic necessities such as milk and bread. Restaurants in the local area are mostly middle eastern but are good value. There are a couple of bars and Cafe's by Park Royal station but otherwise Cafe's are few, as many of the chains have not yet reached here which may be a good thing. Ealing Broadway is the nearest town centre and has everything. Other than these shops the area has a very good selection of DIY and specialist shops such as Screwfix, Toolstation, Infinity Motorcycles, J&S motorcyles etc. All in all could do with some more supermarkets and decent restaurants closer but all within range at the moment.

This area is very suitable for children and pets Since there is 2 parks for children and a lot of greenery around. The area however is not trendy at all and is unlikely for people from other areas to visit here. There aren’t many great restaurants or trendy fast food places nearby which seems to be the issue.

Transport

The transport in this area is not good enough as there are around 5 bus stops which only go to certain places and are not convenient and 2 train stations which are both more than a 15-20 minutes walk.

Community

Mostly families live on my road and the street is quiet most of the time. There isn’t much space for parking unless you have a drive that you can park in. Since it’s a street not many cars come through and there’s hardly any traffic through or around my street. The bin collections come weekly however some people in the street or people passing through litter a lot or place their big full rubbish bags around the bus stop community bin which makes the litter go all over the street due to foxes eating and digging the rubbish bags.

Amenities

There are some corner shops however they aren’t so close (15 minute walk is the closest shop). The closest supermarket (ASDA) is also a 20 minute walk away. There are also only 3 corner shops that is a 15 minute walk which takes too long to get to and is hard carrying heavy shopping back home. Near this area the popular places seem to be Park Royal as they have a cinema, arcade centre and many restaurants to chose from. There is also a couple of shisha cafes near Park Royal Asda which have been very popular over the past 2-3 years and are nicely decorated on the inside and most cafes have great service and delicious food and drinks. The quality of most corner shops around us however are not as great as they could be. Nowadays it’s the look of the shop and if it’s good enough as a background or aesthetically pleasing then that attracts customers as they post it on their social media platforms.

The area that a live is close to another industrial area which makes the amenities in my zone slightly poor. However there is the advantage of having a large park close to my place and also here are plan of improving the area by including new residential
