Massively under rated part of London

We love it here! The area is going to change alot in the next few years - lots of new building coming and the tube coming too - check out plans for the Baker loo extension. The new station will only be a stone's throw away! If you're looking for a good investment I'd highly recommend buying around here as property values will surely go up soon around here!

Transport

Every bus you could ever need right on your doorstep on old Kent rd - makes transport quite easy. Buses are so frequent that even when they're quite full you can easily just wait for another. No tube within walking distance which is annoying - bermondsey and elephant and castle both a 15 minute bus ride or so. Queens road overground is a 10 minute walk, south bermondsey overground about 15 minute walk and peckham rye overground a half hour walk. East ride into the city from from bermondsey

Community

We're on the tustin estate. it has a great school, friendly neighbours and is much quieter than you would expect looking at it. Our section is 50/50 freeholders and council tenants - not sure about the rest of the estate. The estate will be redeveloped over the next few years. You can't hear old Kent rd at all even though its quite close

Amenities

A ten minute walk away is queens rd peckham where you have a range of lovely cafes and restaurants for a nice meal. Brunch, great coffee, cocktails, fancy dinners, good pizza- you get it all at queens rd. I particularly recommend blackbird for American pancakes! For coffee I prefer well and fed - and they're nicer in well and fed as well. Peckham high street is about a 15 minute walk and it has so much to offer. We particularly love the new mall and the bussey building roof bar in summer - but theres so much to choose from. and of course if you want middle eastern food you can't beat Persepolis. Brimington park is just over the road - its scruffy but if you just need to run thr kids/dog around it's fine. Itll be redeveloped in the next few years too. Southwark park is a 20 minute walk, peckham common a 30 minute walk and the peckham canal path a 15 minute walk - so ample very nice green space a bit further.

Very dog friendly. There is also a lot of exciting new changes that have been happening over the last few years, and are planned in the future, such as the Peckham Coal line and the Bakerloo line tube station

Transport

Queens Road Peckham station is served by the London Overground (on the Dalston to Clapham Junction line with trains running every 15 minutes) and National Rail trains (on the London Bridge to West Croydon or Crystal Palace line with trains running every 15 minutes). It is very accessible to central London with the train to London Bridge taking 8 minutes and Canada Water only two stops away on the overground. The area is also well connected by buses. Many people cycle here but there are not many cycle lanes. The traffic in rush hour can be busy but not at a stand still. The tube is planned to be developed to the area in a few years, with a station very close by.

Community

Kings Grove is a quiet residential street with little traffic as it is not a through road. There is a community garden on the street which any resident can obtain a key to and use. Our garden backs on to other gardens on a parallel street so there is no access at the rear of our property, making it safe and quiet. There is a mix of residents who live on the street but people know each other and there is little antisocial behaviour. It can be difficult to get a car parking space on the street as it is not permitted.

Queens Road Peckham is a great location with a number of great local amenities in the immediate area; a Blackbird Bakery with indoor & outdoor seating for fresh bread, coffees and delicious brunch, Kudu restaurant which serves high quality South African cuisine and delicious cocktails alongside Little Kudu (a chic cocktail bar), Peckham Cellars wine bar & shop serving delicious wine and nibbles, Little Bird cocktail bar for quirky gin cocktails, and Beer Rebellion for the craft beer drinkers among us. The area is well connected by buses, the overground and the train, and has a strong community feel, and is safe and relatively quiet. It is also in easy walking distance to Nunhead (which is useful for local shops such as a butchers, fish mongers, fruit & veg shop, pharmacy and a couple of gift/homeward shops such as Alkemi and pubs such as The Old Nun’s Head) and Peckham Rye (which is more lovely and has a range of bars, restaurants and cafes). There are some great walks and green spaces too, like Nunhead Cemetery and Peckham Rye park. The immediate area would really benefit from a good local pub (although there are a number within a 15 minute walk away) and Peckham more generally could have some more high street shops alongside the amazing independent businesses that are thriving here.

Very poor, only one train line which gets you into London and most weekend there are engineering works so you a more less stranded for transport. Buses are a waste of time, living so close to central London you will be lucky to find a bus to take to to London Bridge or anywhere else

Community

Run down area, full of empty wear houses. Walk way from south bermondsey station is not safe and looks tired

Amenities

Very little range of anything decent in the area, shops range from chicken shops, Greg’s, dodgy second hand phone shops. No restaurants, no coffee shops, nothing decent in the area
