I most like the transport links, both Tube and bus, and the availability of amenities. There's a good number of local pubs and restaurants, great supermarkets in walking distance (Tesco's, Sainsbury's, Lidl, Nisa Local, to name a few) and the parks are lovely and well kept. SE11 seems to be up and coming, and there's a sense of vitality in the area.
Transport
Transport links are SE11's best kept secret - it's squarely in Zone 2 with links into the centre of London. Oval and Kennington are both on the Northern Line, which adds the benefit of Night Tube service. One more stop from Oval is Stockwell, which will get you on the Victoria line, and Elephant & Castle and its Bakerloo service is a stop away from Kennington. Oval and Kennington both have escalators or lifts, making them fairly accessible. Buses are readily available, and also have excellent connections into the city centre. The Northern line is one of the more reliable and regular lines, and the stations are clean with minimal traffic. There can be some congestion around rush hour, as SE11 is a popular place for commuters.

My street can attract some noise, as it's primarily made up of council houses. Our council house block is around 70% families and 30% renters, as told by our agency, but there's generally a good community spirit. Many families seem close and are chatty. Bin collections are fairly regular, and there always seems to be empty parking spots in the spaces near the flat blocks. There is some anti-social behaviour, and police have knocked at our door once or twice to warn about gang behaviour, especially once as they'd found a knife around the flat block.

One of London's up and coming areas for young professionals and families alike, SE11 has everything you'd need, from parks to local shops to a Saturday farmer's market to excellent biking and transport links. Popular spots include Kennington Park, with its dog-friendly spaces and gem of a pizza and ice cream place in the centre, and any number of the classic pubs by the Tube stops and along the wide streets. Local favourites include the Old Red Lion, The White Bear, and always good for a tour and tasting is the Beefeater Distillery. SE11 is ideally place by the Imperial War Museum and the Thames, and has all the excitement and opportunity of a city centre with much more space and local charm.

With a sense of calm, beautiful properties and large parks, it is an ideal place for those who don’t want to live in the heart of the city but want to stay close enough to all the action.

It is an affluent neighbourhood of stately Georgian homes and communal space.Foodies will be at home here, with lots of restaurants offering different cuisines. Vietnamese, Persian, Eritrean, Portuguese, and French fare are just some of the options. There are a ton of vegetarian and vegan options as well. For a nightcap after your meal or an evening out with friends, Prince of Wales is the most popular pub. Independent shops and farmers' markets add to the tightknit community feeling here since everyone seems to know their customers.
