It's defo an excellent place to live if you've got the ££ to fork out, I don't know if I'd live here unless I was sharing the costs with someone, but it's nice to have so many attractions so close by, even if COVID did kinda put a stop to it this year, but luckily I've been living in this are of London for a fair bit, so I know that it's bound to get better (though hopefully everyone doesn't move out of London by the time this whole thing blows over).
Transport
I used to switch busses at rush hour before Covid, but ever since.. It's just been bus full, bus full, bus full, constantly! So I've invested in a bike, and have just been scooting around town ever since. The cycle routes are brilliant, and the cycle superhighways really are pretty awesome once you start using them, not something you'd care about if you weren't a cyclist. Some cycle routes are seperated from the road with ballards and the like, and it gives you some nice peace of mind that you won't get run over by some half awake businessman in a beemer in the morning, but others are not, which is where you often need to keep an eye for your fellow driver (and your fellow cyclist). Overall probably the best way to get around London, definitely the fastest, and most definitely the healthiest!
Community
Lots of restaurants nearby, and a whole load of delivery apps will get it to you pretty quick so definitely a nice place to be if you're too lazy to cook like me! It's a pretty nice area to be on, me and my 3 housemates definitely enjoy it, and being that I occasionally WFH it definitely hasn't disappointing to not have to leave the house at 7.30 each day.
Amenities
Oh man where do I begin! There's just no end to the amount of excellent, and often PACKED restaurants around south bank , and especially along the Thames, nightlife could definitely do with some improvement on this side of town, but there's so many epic markets and shops to visit in the day like the Maltby, and Borough that are a pretty short walk away that it more than makes up for it!
it is a remarkable place to call your home
If you’re a working professional or a student who needs to commute into Central London, then Kennington’s good transport links will make this the ideal place for you. If you enjoy dining out and experiencing new cuisines. Kennington Park is a large, green space with historic trees, a flower garden, open area for wildlife, and a popular café.
Transport
Kennington is bordered on the north by Lambeth, on the east by Camberwell, on the south by Brixton, and on the west by Vauxhall.Kennington does not have its own train station but it is only one stop on the tube away from Waterloo where you can catch National Rail Services from. There is a good selection of outstanding Ofsted rated schools in Kennington.
Community
Cultural experiences are easy to find here as there are several theaters, art galleries, and music venues. There are a few cinema houses that show everything from blockbusters to small art films. Kennington also hosts many summer events to bring its residents together. Kennington Park is another highlight of the area. There are gardens, cafes, playgrounds, tennis courts, and athletic fields, plus plenty of space for a picnic or just lounging in the sun. With a sense of calm, beautiful properties and large parks, it is an ideal place for those who don’t want to live in the heart of the city but want to stay close enough to all the action.
Amenities
Kennington has been one of the best kept secrets in London. It is an affluent neighbourhood of stately Georgian homes and communal space.Foodies will be at home here, with lots of restaurants offering different cuisines. Vietnamese, Persian, Eritrean, Portuguese, and French fare are just some of the options. There are a ton of vegetarian and vegan options as well. For a nightcap after your meal or an evening out with friends, Prince of Wales is the most popular pub. Independent shops and farmers' markets add to the tightknit community feeling here since everyone seems to know their customers.
The "Elephant Park" area has provided a range of hip cafes and eateries
There is a clear divide between the dirtier, grubbier side of Elephant & Castle (starting with Walworth Road) and the better-lit, busier side centering on the roundabout. Regeneration is ongoing -- though not necessarily for the same demographics that currently populate the area.
Transport
There is an embarassing amount of choise in terms of transport. Thameslink, two tube lines, and multiple 24 hour buses. The area is also well-connected in terms of cycling lanes. The only eyesore is the Elephant and Castle roundabout -- a clogged traffic nightmare at all hours, but one that planners have been trying to make more pedestrian-friendly.
Community
Elephant and Castle itself is extremely crowded and rowdy. Antisocial behaviour is not uncommon. Additionally, the separation between older, lower-quality blocks of flats and the newer, more expensive buildings -- starting with the Strata -- is obvious.
Amenities
The Elephant & Castle area is in flux. The "Elephant Park" area has provided a range of hip cafes and eateries in the first step towards regenerating the rather grubby and rundown Walworth area. The E&C Shopping Centre is intended to be next. However the amenities are hardly localised to the souher bound of the SE1 postcode. A short walk away, crossing over in Lambeth, is Waterloo Embankment, with the plethora of lounging spaces that have sprung up around the Millennium Eye.
I like the privacy and the abundance of shops and restaurant in the streets, I consider it up market

It's a great area and has been under some regeneration which seems to be making it better.
